Thoughtful forwarded email: speech by chetan bhagat at symbiosis

Speech by Chetan Bhagat at Symbiosis ...must read...

Don’t just have career or academic goals. Set goals to give you a balanced, successful life. I use the word balanced before successful. Balanced means ensuring your health, relationships, mental peace are all in good order.
There is no point of getting a promotion on the day of your breakup. There is no fun in driving a car if your back hurts. Shopping is not enjoyable if your mind is full of tensions.
"Life is one of those races in nursery school where you have to run with a marble in a spoon kept in your mouth. If the marble falls, there is no point coming first. Same is with life where health and relationships are the marble. Your striving is only worth it if there is harmony in your life. Else, you may achieve the success, but this spark, this feeling of being excited and alive, will start to die. ……………….
One thing about nurturing the spark - don't take life seriously. Life is not meant to be taken seriously, as we are really temporary here. We are like a pre-paid card with limited validity. If we are lucky, we may last another 50 years. And 50 years is just 2,500 weekends. Do we really need to get so worked up? …………….
It's ok, bunk a few classes, scoring low in couple of papers, goof up a few interviews, take leave from work, fall in love, little fights with your spouse. We are people, not programmed devices........." :)

"Don't be serious, be sincere."!!

What killed Ranjan Das and Lessons for Corporate India

A month ago, many of us heard about the sad demise of Ranjan Das from Bandra, Mumbai. Ranjan, just 42 years of age, was the CEO of SAP-Indian Subcontinent, the youngest CEO of an MNC in India. He was very active in sports, was a fitness freak and a marathon runner. It was common to see him run on Bandra's Carter Road. Just after Diwali, on 21st Oct, he returned home from his gym after a workout, collapsed with a massive heart attack and died. He is survived by his wife and two very young kids.

It was certainly a wake-up call for corporate India. However, it was even more disastrous for runners amongst us. Since Ranjan was an avid marathoner ( in Feb 09, he ran Chennai Marathon at the same time some of us were running Pondicherry Marathon 180 km away ), the question came as to why an exceptionally active, athletic person succumb to heart attack at 42 years of age.

Was it the stress?

A couple of you called me asking about the reasons. While Ranjan had mentioned that he faced a lot of stress, which is a common element in most of our lives. We used to think that by being fit, one can conquer the bad effects of stress. So I doubted if the cause was stress.

The Real Reason

However, everyone missed out a small line in the reports that Ranjan used to make do with 4-5 hours of sleep. This is an earlier interview of Ranjan on NDTV in the program 'Boss' Day Out': Boss' Day Out: Ranjan Das of SAP India.

Here he himself admits that he would love to get more sleep (and that he was not proud of his ability to manage without sleep, contrary to what others extolled).

The Evidence

Last week, I was working with a well-known cardiologist on the subject of ‘Heart Disease caused by Lack of Sleep’. While I cannot share the video or the slides because of confidentiality reasons, I have distilled the key points below in the hope it will save some of our lives.

Some Excerpts:

· Short sleep duration (<5 or 5-6 hours) increased risk for high BP by 350% to 500% compared to those who slept longer than 6 hours per night. Paper published in 2009. As you know, high BP kills.

· Young people (25-49 years of age) are twice as likely to get high BP if they sleep less. Paper published in 2006.

· Individuals who slept less than 5 hours a night had a 3-fold increased risk of heart attacks. Paper published in 1999.

· Complete and partial lack of sleep increased the blood concentrations of High sensitivity C-Reactive Protein (hs-cRP), the strongest predictor of heart attacks. Even after getting adequate sleep later, the levels stayed high!!

· Just one night of sleep loss increases very toxic substances in body such as Interleukin-6 (IL-6), Tumor Necrosis Factor-Alpha (TNF-alpha) and C-reactive protein (cRP). They increase risks of many medical conditions, including cancer, arthritis and heart disease. Paper published in 2004.

· Sleeping for <=5 hours per night leads to 39% increase in heart disease. Sleeping for <=6 hours per night leads to 18% increase in heart disease. Paper published in 2006.

Ideal Sleep

I
n brief, sleep is composed of two stages: REM (Rapid Eye Movement) and non-REM. The former helps in mental consolidation while the latter helps in physical repair and rebuilding. During the night, you alternate between REM and non-REM stages 4-5 times.

The earlier part of sleep is mostly non-REM. During that period, your pituitary gland releases growth hormones that repair your body. The latter part of sleep is more and more REM type.

For you to be mentally alert during the day, the latter part of sleep is more important. No wonder when you wake up with an alarm clock after 5-6 hours of sleep, you are mentally irritable throughout the day (lack of REM sleep). And if you have slept for less than 5 hours, your body is in a complete physical mess ( lack of non-REM sleep ), you are tired throughout the day, moving like a zombie and your immunity is way down ( I’ve been there, done that ).

Finally, as long-distance runners, you need an hour of extra sleep to repair the running related damage.

If you want to know if you are getting adequate sleep, take Epworth Sleepiness Test below.

Interpretation: Score of 0-9 is considered normal while 10 and above abnormal. Many a times, I have clocked 21 out the maximum possible 24, the only saving grace being the last situation, since I don’t like to drive ( maybe, I should ask my driver to answer that line ).

In conclusion:

Barring stress control, Ranjan Das did everything right: eating proper food, exercising (marathoning!), maintaining proper weight. But he missed getting proper and adequate sleep, minimum 7 hours. In my opinion, that killed him.
If you are not getting enough sleep (7 hours), you are playing with fire, even if you have low stress.

I always took pride in my ability to work 50 hours at a stretch whenever the situation warranted. But I was so spooked after seeing the scientific evidence last week that since Saturday night, I ensure I do not even set the alarm clock under 7 hours. Now, that is a nice excuse to get some more sleep.

Unfortunately, Ranjan Das is not alone when it comes to missing sleep. Many of us are doing exactly the same, perhaps out of ignorance. Please forward this mail/article to as many of your colleagues/friends as possible, especially those who might be short-changing their sleep. If we can save even one young life because of this email, I would be the happiest person on earth

Look to the horizon, spread your wings, and fly. : Inspiration email

Look to the horizon, spread your wings, and fly

The nest of young eagles hung on to every word as the Master Eagle described his exploits. This was an important day for the eaglets. They were preparing for their first solo flight from the nest. It was the confidence builder many of them needed to fulfill their destiny.

"How far can I travel?" asked one of the eaglets. "How far can you see?" responded the Master Eagle.

"How high can I fly?" quizzed the young eaglet. "How far can you stretch your wings?" asked the old eagle.

"How long can I fly?" the eaglet persisted. "How far is the horizon?" the mentor rebounded.

"How much can I achieve?" the young eagle continued. "How much can you believe?" the old eagle challenged.

Frustrated by the banter, the young eagle demanded, "Why don't you answer my questions?"

"I did."

"Yes. But you answered them with questions."

"I answered them the best I could."

"But you're the Master Eagle. You're supposed to know everything. If you can't answer these questions, who can?"

"You." The old wise eagle reassured. "Me? How?" the young eagle was confused.

"No one can tell you how high to fly or how much to dream. It's different for each eagle. Only God and you know how far you'll go. No one on this earth knows your potential or what's in your heart. You alone will answer that. The only thing that limits you is the edge of your imagination."

The young eagle, puzzled by this asked, "What should I do?"

"Look to the horizon, spread your wings, and fly."

Tips for more efficient SQL

Tips for more efficient SQL

  • Never do a calculation on an indexed column (e.g., WHERE salary*5 > :myvalue).

  • Whenever possible, use the UNION statement instead of OR conditions.

  • Avoid the use of NOT IN or HAVING in the WHERE clause. Instead, use the NOT EXISTS clause.

  • Always specify numeric values in numeric form and character values in character form (e.g., WHERE emp_number = 565, WHERE emp_name = ‘Jones’).

  • Avoid specifying NULL in an indexed column.

  • Avoid the LIKE parameter if = will suffice. Using any Oracle function will invalidate the index, causing a full-table scan.

  • Never mix data types in Oracle queries, as it will invalidate the index. If the column is numeric, remember not to use quotes (e.g., salary = 50000). For char index columns, always use single quotes (e.g., name = ‘BURLESON’).

  • Remember that Oracle’s rule-based optimizer looks at the order of table names in the FROM clause to determine the driving table. Always make sure that the last table specified in the FROM clause is the table that will return the smallest number of rows. In other words, specify multiple tables with the largest result set table specified first in the FROM clause.

  • Avoid using subqueries when a JOIN will do the job.

  • Use the Oracle “decode” function to minimize the number of times a table has to be selected.

  • To turn off an index you do not want to use (only with a cost-based optimizer), concatenate a null string to the index column name (e.g., name||') or add zero to a numeric column name (e.g., salary+0). With the rule-based optimizer, this allows you to manually choose the most selective index to service your query.

  • If your query will return more than 20 percent of the rows in the table, a full-table scan may be better than an index scan.

  • Always use table aliases when referencing columns.

Thoughtful Email : Letter from the CPU.. Go Green!

Save our Earth… Go Green.

Hi,

I am with you all day long, whenever you look at me, i do give a bright radiation in response, i don't mind you being with me for more than 11 hrs on some days though i don't understand y u stare at me continuously. Still i continue to expect you to be back and stare at me when u go for your tea breaks, lunch / dinner but sometimes you don't tell me that you are leaving home and i end up waiting for you to be back for a long time. Sometimes even 2 or more days. My vision and brain goes tired. Please switch me off when you leave for the day so that i will be able to get up cheerfully to welcome you when you wake me up the next morning.

From the heart of computer
Yours sincerely,
your System's CPU :-)

Note: "Let your computer too have its nights and weekends"

Switch Off!

Your PC is the most important tool at work.
Do you realize how little you take care of it?

Take a moment to read this

After an average working day you go home to rest.
But leave your computer switched-on.

60,000 PCs running idle for >10 hours a day waste over 30 million units of power annually!

This is equivalent to 28,000 tons of CO2 emissions in a YEAR!

Powering a conventional computer all day releases 1,500 pounds of carbon dioxide.
Given that a tree absorbs between 3 to 15 pounds of carbon dioxide per year, it would take between 100 and 500 trees to offset these emissions for just a year!

Shocked? There’s more to it.

A typical desktop PC with a 17" flat panel LCD monitor requires   cid:image001.jpg@01C9B397.B318F280
about 100 watts (65 for the computer and 35 for the monitor)

of the total electricity used at least 50 percent is wasted

Did you know that your PC consumes a mere 5% of power
when it is on STANDBY mode?

Energy conservation does not have to be complex or costly.
Simple actions like switching off your computer when leaving your workspace for an extended time or keeping it on standby can make a BIG difference!

SWITCH OFF or STANDBY and YOU can help the world Go Green

Don't draw conclusions until you know all the facts

One of my Friend send me a very good story, with a very nice message integrated – "Don't draw conclusions until you know all the facts"

Here is the story sharing with all.

---------------------------------------------------------------------------------------------------------

One old man was sitting with his 25 years old son in the train. Train is about to leave the station. All passengers are settling down their seat. As train started young man was filled with lot of joy and curiosity. He was sitting on the window side. He went out one hand and feeling the passing air. He shouted, "Papa see all trees are going behind". Old man smile and admired son feelings. Beside the young man one couple was sitting and listing all the conversion between father and son. They were little awkward the attitude of 25 years old man behaving like a small child.

Suddenly young man again shouted, "Papa see the pond and animals. Clouds are moving with train". Couple was watching the young man in embarrassingly. Now its start raining and some of water drops touches the young man's hand. He filled with joy and he closed the eyes. He shouted again," Papa it's raining, water is touching me, see papa". Couple couldn't help themselves and ask to old man. Why don't you visit the Doctor and get treated your son.

Old man said," Yes, We were coming from hospital only. Today only my son got
the eyes first time in life".

Moral: "Don't draw conclusions until you know all the facts".

MH-02-Z-8508 : Encounter with a rickshaw driver in Mumbai

MH-02-Z-8508 : Encounter with a rickshaw driver in Mumbai

Suvendu Roy of Titan Industries shares his inspirational encounter with a rickshaw driver in Mumbai

Last Sunday, my wife, kid and I had to travel to Andheri from Bandra. When I waved at a passing auto rickshaw, little did I expect that this ride would be any different.

As we set off, my eyes fell on a few magazines (kept in an aircraft style pouch) behind the driver's back rest. I looked in front and there was a small TV. The driver had put on the Doordarshan channel. My wife and I looked at each other with disbelief and amusement. In front of me was a small first-aid box with cotton, dettol and some medicines. This was enough for me to realise that I was in a special vehicle. Then I looked around again, and discovered more -there was a radio, fire extinguisher, wall clock, calendar, and pictures and symbols of all faiths - from Islam and Christianity to Buddhism, Hinduism and Sikhism. There were also pictures of the heroes of 26/11- Kamte, Salaskar, Karkare and Unnikrishnan. I realised that not only my vehicle, but also my driver was special.

I started chatting with him and the initial sense of ridicule and disbelief gradually diminished. I gathered that he had been driving an auto rickshaw for the past 8-9 years; he had lost his job when his employer's plastic company was shut down. He had two school-going children, and he drove from 8 in the morning till 10 at night. No break unless he was unwell. "Sahab, ghar mein baith ke TV dekh kar kya faida? Do paisa income karega toh future mein kaam aayega." (Sir, what's the use of simply sitting at home and watching TV? If I earn some income, then it will be useful in the future.)

We realised that we had come across a man who represents Mumbai - the spirit of work, the spirit of travel and the spirit of excelling in life.. I asked him whether he does anything else as I figured that he did not have too much spare time. He said that he goes to an old age home for women in Andheri once a week or whenever he has some extra income, where he donates tooth brushes, toothpastes, soap, hair oil, and other items of daily use. He pointed out to a painted message below the meter that read: "25 per cent discount on metered fare for the handicapped. Free rides for blind passengers up to Rs50?. He also said that his auto was mentioned on Radio Mirchi twice by the station RJs. The Marathi press in Mumbai know about him and have written a few pieces on him and his vehicle.

My wife and I were struck with awe. The man was a HERO! A hero who deserves all our respect. I know that my son, once he grows up, will realise that we have met a genuine hero. He has put questions to me such as why should we help other people? I will try to keep this incident alive in his memory.

Our journey came to an end; 45 minutes of a lesson in humility, selflessness and of a hero-worshipping Mumbai - my temporary home. We disembarked, and all I could do was to pay him a tip that would hardly cover a free ride for a blind man.

He has got a first aid box on the left and a newspaper box on right (which had all hindi-english- marathi-gujrati and economic times)

He has got a tv on the top with cable (I was watching colors channel) and below tat is the tissue box. on the left is the mandir types and dont miss the "Only gandhigiri" written there , below tat is the calender and a notepad and pen along with a blue fan (which is blowing towards the customer who sits)

25% discount for handicapped !! who on this earth can expect somethin like this from an rickshawala yaar!!

Its amazing there are ppl still alive like him in this world!

I hope, one day, you too have a chance to meet Mr Sandeep Bachhe in his auto rickshaw - MH-02-Z-8508

What to do in tough time...do read...

The Difference between Focusing on Problems and Focusing on Solutions

Case 1

When NASA began the launch of astronauts into space, they found out that the pens wouldn't work at zero gravity (ink won't flow down to the writing surface).

To solve this problem, it took them one decade and $12 million. They developed a pen that worked at zero gravity, upside down, underwater, in practically any surface including crystal and in a temperature range from below freezing to over 300 degrees C.

And what did the Russians do...??       They used a Pencil!!!

Case 2

One of the most memorable case studies on Japanese management was the case of the empty soap box, which happened in one of Japan 's biggest cosmetics companies. The company received a complaint that a consumer had bought a soap box that was empty. Immediately the authorities isolated the problem to the assembly line, which transported all the packaged boxes of soap to the delivery department.

For some reason, one soap box went through the assembly line empty. Management asked its engineers to solve the problem. Post-haste, the engineers worked hard to devise an X-ray machine with high-resolution monitors manned by two people to watch all the soap boxes that passed through the line to make sure they were not empty. No doubt, they worked hard and they worked fast but they spent a whoopee amount to do so.

But when a rank-and-file employee in a small company was posed with the same problem, he did not get into complications of X-rays, etc., but instead came out with another solution………………He bought a strong industrial electric fan  and pointed it at the assembly line. He switched the fan on, and as each soap box passed the fan, it simply blew the empty boxes out of the line.

Moral

Always look for simple solutions. Devise the simplest possible solution that solves the problems.

choose your way!!
Do not worry about the current phase, it will fade away soon till then think to reduce your overhead expenditures.

.

Perfect Letter to our PM

A PERFECT LETTER TO PM.

LETTER TO PRIMEMINISTER

Dear Mr. Prime minister

I am a typical mouse from Mumbai. In the local train compartment which has capacity of 100 persons, I travel with 500 more mouse. Mouse at least squeak but we don't even do that.

Today I heard your speech. In which you said 'NO BODY WOULD BE SPARED'. I would like to remind you that fourteen years has passed since serial bomb blast in Mumbai took place. Dawood was the main conspirator. Till today he is not caught. All our bolywood actors, our builders, our Gutka king meets him but your Government can not catch him. Reason is simple; all your ministers are hand in glove with him. If any attempt is made to catch him everybody will be exposed. Your statement 'NOBODY WOULD BE SPARED' is nothing but a cruel joke on this unfortunate people of India ...

Enough is enough. As such after seeing terrorist attack carried out by about a dozen young boys I realize that if same thing continues days are not away when terrorist will attack by air, destroy our nuclear reactor and there will be one more Hiroshima .

We the people are left with only one mantra. Womb to Bomb to Tomb. You promised Mumbaikar Shanghai what you have given us is Jalianwala Baug.

Today only your home minister resigned. What took you so long to kick out this joker? Only reason was that he was loyal to Gandhi family. Loyalty to Gandhi family is more important than blood of innocent people, isn't it?

I am born and bought up in Mumbai for last fifty eight years. Believe me corruption in Maharashtra is worse than that in Bihar . Look at all the politician, Sharad Pawar, Chagan Bhujbal, Narayan Rane, Bal Thackray , Gopinath Munde, Raj Thackray, Vilasrao Deshmukh all are rolling in money.  Vilasrao Deshmukh is one of the worst Chief minister I have seen. His only business is to increase the FSI every other day, make money and send it to Delhi so Congress can fight next election. Now the clown has found new way and will increase FSI for fisherman so they can build concrete house right on sea shore. Next time terrorist can comfortably live in those house , enjoy the beauty of sea and then attack the Mumbai at their will.

Recently I had to purchase house in Mumbai. I met about two dozen builders. Everybody wanted about 30% in black. A common person like me knows this and with all your intelligent agency & CBI you and your finance minister are not aware of it. Where all the black money goes? To the underworld isn't it? Our politicians take help of these goondas to vacate people by force. I myself was victim of it. If you have time please come to me, I will tell you everything.

If this has been land of fools, idiots then I would not have ever cared to write you this letter. Just see the tragedy, on one side we are reaching moon, people are so intelligent and on other side you politician has converted nectar into deadly poison. I am everything Hindu, Muslim, Christian, Schedule caste, OBC, Muslim OBC, Christian Schedule caste, Creamy Schedule caste only what I am not is INDIAN. You politician have raped every part of mother India by your policy of divide and rule.

Take example of former president Abdul Kalam. Such a intelligent person, such a fine human being. You politician didn't even spare him.  Your party along with opposition joined the hands, because politician feels they are supreme and there is no place for good person.

Dear Mr Prime minister you are one of the most intelligent person, most learned person. Just wake up, be a real SARDAR. First and foremost expose all selfish politician. Ask Swiss bank to give name of all Indian account holder. Give reins of CBI to independent agency. Let them find wolf among us. There will be political upheaval but that will better than dance of death which we are witnessing every day.  Just give us ambient where we can work honestly and without fear. Let there be rule of law. Everything else will be taken care of.

Choice is yours Mr. Prime Minister. Do you want to be lead by one person or you want to lead the nation of 100 Crore people?

"This is good !!! " - - - - A Good One..

"This is good !!! " - - - - A Good One..

The story is told of a king in Africa who had a close friend with whom he grew up. The friend had a habit of looking at every situation that ever occurred in his life (positive or negative) and remarking, "This is good!"

One day the king and his friend were out on a hunting expedition. The friend would load and prepare the guns for the king. The friend had apparently done something wrong in preparing one of the guns, for after taking the gun from his friend, the king fired it and his thumb was blown off.

Examining the situation, the friend remarked as usual, "This is good!"

To which the king replied, "No, this is NOT good!" and proceeded to send his friend to jail.

About a year later, the king was hunting in an area that he should have known to stay clear of. Cannibals captured him and took him to their village. &! nbsp; They tied his hands, stacked some wood, set up a stake and bound him to the stake.

As they came near to set fire to the wood, they noticed that the king was missing a thumb.  Being superstitious, they never ate anyone that was less than whole. So untying the king, they sent him on his way.

As the king returned home, he was reminded of the event that had taken his thumb and felt remorse for his treatment of his friend. He went immediately to the jail to speak with his friend.

"You were right," the king said, "it was good that my thumb was blown off."  And the king proceeded to tell the friend all that had just happened. "And so I am very sorry for sending you to jail for so long. It was bad for me to do this."

"No," his friend replied, "This is good!"

"What do you mean, 'This is good'? How could it be good that I sent my friend to jail for a year?"

"If I had NOT been in jail, I would have been with you & instead of you the Cannibals would have eaten me "

Situations may not always seem pleasant while we experience them, but it depends the way you see them... the choice is yours !!!

Be Careful on the terminology when applying for the Home loan : Tips and facts to be taken care

Be Careful on the terminology when applying for the Home loan : Tips and facts to be taken care

This could happen to you...

Sameer Tiwari, a Pune based mechanical engineer, thought he had made a “prudent decision” by opting for a fixed rate, home loan five years ago from a reputed national bank.

Three years after the date of disbursement, Sameer received a letter, which said it was time for renewal of his loan and that the interest on his fixed home loan had been increased by 0.5 per cent. On checking with the bank, he learned that there was a clause in the agreement that said the
fixed rate was only for a period of three years and not for the entire tenure!

This letter brought endless, sleepless nights to Sameer and his family... now, they had to recalculate and replan all their
income sources and planned expenses because the “fixed EMIs (Equated Monthly Instalments)” will increase!

What is a loan agreement?

A loan agreement is a ‘contract’ entered into between the borrower and the lender (banks and financial institutions) that regulates the terms of a loan. The loan agreement comes into picture immediately after the bank appraises your credit and the property that you have identified.

The agreement and the fine prints...

In the euphoria to acquire that dream house, various clauses in the loan agreement are often overlooked. However, these clauses have a significant bearing on areas ranging from interest rates to repayment schedules. Reading home loan agreements is generally viewed as a sheer formality and one always tends to ignore points that the agreement mentions. Moreover, the legal language used in the document often seems more alien than human!

In any case, not reading a loan agreement thoroughly can land you in a soup. Here are some clauses, which should be searched for inside a loan agreement and be clarified with your HFC (Housing
Finance Company):

Reset Clause on Fixed Rates: Banks have introduced the reset clause in their fixed rate, home loan agreements so that they can increase interest rates in case the market rates increase in future. This effectively makes fixed rate loans equivalent to floating rate ones. This gives the banks an escape from interest rate surges but is a disadvantage for the borrower who is mostly unaware about such content in their agreement. Typically, the period for such reset clause varies from two to five years depending on the bank or housing finance company you borrow from. So read this clause in your loan agreement carefully.

Force Majeure Clause: There may be certain loopholes in your home loan agreement that allows the bank or home loan company to unfix and raise the fixed interest rate under exceptional circumstances. This will be mentioned under the ‘force majeure’ clause of your agreement. However, the differentiation between ‘exceptional circumstances' and normal circumstances is always a tough task.

For eg: A cut in banks' prime lending rate (PLR) is not automatically translating into reduction of all PLR-linked loan rates. The reason being cited is that the bank’s margins are under severe stress due to lending rate cuts. They feel interest rates on some existing sub-PLR loans do not even cover their cost of funds and any further fall in those sub-PLR loans will worsen the matter. Therefore, some public sector banks have revised the existing loan contracts in case of select sub-PLR borrowers, by using the ‘force majeure’ clause, meaning a ‘situation beyond control’.

Defining a Fault: A ‘fault' for a layman often means a non-payment of an EMI during the loan tenure. However, your bank or HFC may have a different meaning for this term. The home loan agreement of few banks defines fault as a case when the borrower expires, the borrower is divorced (in case of more than a single borrower), or the borrower is/are involved in any civil litigation or criminal offence. Therefore, you must be clear what your lender means by the term ‘fault’.

Security cover at times of falling property rates: This clause states that a bank is eligible to demand additional security when property prices fall. Even if you are loyal on your EMI payments, this clause demands a security cover in addition to your
loan amount and if a borrower fails to provide such a security then he/ she may be declared a defaulter by the lender.

Floating is Fixed and vice versa: Floating rate as well as fixed rate home loans are linked to the Benchmark Prime Lending Rate (BPLR) of a bank or the HFC from which you take a home loan. Hence, if the BPLR is 13.5 per cent and floating rate home loans are at a discount of 1.5 per cent to the BPLR, then the interest rate on a floating rate home loan is 12 per cent. So whenever the BPLR is raised, then the interest to be paid on the floating rate home loan goes up.

The vice versa also holds true. However, banks and HFCs do not show the same alacrity to reduce the interest rates, which they might have shown when increasing it. When interest rates come down, banks and HFCs offer lower rates to new customers but existing customer continue paying the higher interest rates. Check with the bank or HFC regarding the details about such clauses.

These clauses are overlooked by most home loan borrowers and some of them eventually end up paying interest rates, fees, or hidden charges completely out of the blue. It is imperative that you have a thorough understanding of such clauses with your bank or HFC.

He invited all his neighbors to come over and help him. They all grabbed a shovel and began to shovel dirt into the well.
